What is Prop Companion?

Prop Companion is AI-powered property management software for rental owners. Rent collection, tenant screening, leasing, maintenance and vendor work orders run from one web dashboard. It is a tool the owner operates — not a management company that takes over the property — and it is based in Dallas, Texas, serving the Dallas–Fort Worth metroplex.

Who is it for?

Independent landlords with one rental or a small portfolio, and real estate investors managing several properties. Tenants and maintenance vendors each get their own portal, but the property owner is the account holder and makes every decision.

Does it collect rent?

Yes. Tenants pay rent online through their portal and the funds route to the owner’s connected account, processed through Stripe by card or US bank transfer. Payment status and history show in the owner’s dashboard.

Does it screen tenants?

It provides the workflow. Applicants apply against the owner’s listing, the owner reviews each one against their own written criteria and approves or declines, applicants are notified automatically, and every document stays on file — see tenant screening for landlords. The approval decision is always the owner’s.

What does it cost?

A flat monthly fee per property — billed month to month, with no setup fee, no long-term contract and no percentage taken from rent. There are two plans: a base plan for owners who self-manage, and a higher plan that adds hands-on leasing help. Current prices are on the pricing page.

How is it different from traditional property management?

A traditional property manager takes over the property and usually charges 8–12% of monthly rent plus separate leasing and renewal fees. Prop Companion is software the owner runs for a flat per-property fee, with the owner approving every applicant, repair and expense. The AI removes routine busywork; it does not make judgement calls for you.
