What does Prop Companion cost?
A flat monthly fee per property, starting at $100 per property per month. It is billed month to month with no setup fee, no long-term contract and no percentage taken from your rent. There are two plans — a base plan for owners who self-manage and a higher plan that adds hands-on leasing help. Exact prices are on the cards below.
Is it a flat fee or a percentage of rent?
A flat fee. You pay the same amount each month whether the unit rents for $1,200 or $3,000, and Prop Companion never takes a percentage of collected rent. What is included in the fee?
Every plan includes the platform, the tenant and owner portals, maintenance requests with the AI assistant, work-order management and online rent collection. The higher plan adds hands-on leasing and turnover support. Third-party costs — a vendor’s repair invoice, standard payment-processing fees — are billed at cost with no markup.
What is Prop Companion?
AI-powered property management software for rental owners — rent collection, tenant screening, leasing, maintenance and vendor work orders in one web dashboard. It is a tool the owner operates rather than a management company that takes over the property, and it is based in Dallas, Texas, serving the Dallas–Fort Worth metroplex.
Who is it for?
Independent landlords with one rental or a small portfolio, and real estate investors managing several properties. Portfolios above ten units have custom pricing.
How is it different from traditional property management?
A traditional manager takes over the property and charges a percentage of rent plus leasing and renewal fees that recur at every turnover. Prop Companion is software the owner runs for a predictable flat per-property fee, with the owner approving every applicant, repair and expense. The higher plan adds optional hands-on leasing help.
Does it collect rent?
Yes. Tenants pay online through their portal and funds route to the owner’s connected account, processed through Stripe by card or US bank transfer, with status and history in the owner’s dashboard.

Every plan is one monthly fee for each property you manage on Prop Companion — the amount shown on the plan above@if($subscriptions->isNotEmpty()), starting at $100 per property per month@endif. That fee doesn't change with your rent. Percentage-based property managers take a cut of every rent payment and usually add separate leasing, renewal and marketing charges on top, so their cost climbs as rents rise; a flat fee stays predictable as rents increase and as you add doors.
There is no setup or onboarding fee, no long-term contract, and no hidden charges or markups. You are billed monthly and can change plans or cancel at any time. Plans apply to rental properties within the Dallas–Fort Worth service area, which is confirmed at signup. Third-party costs are billed to you directly and at cost — for example, a vendor's invoice for an actual repair, or standard payment-processing fees. Prop Companion does not add markups or hidden charges on top of the plan price.
Do the plans cover properties outside Dallas–Fort Worth?
Prop Companion currently serves the Dallas–Fort Worth metroplex. Coverage for a specific address is confirmed during signup — if you're outside the area, contact us and we'll let you know when we expand.
Can I switch plans later?
Yes. You can upgrade or downgrade at any time from your account settings, and changes take effect immediately.
Is there a setup fee?
No. All plans include onboarding and support at no extra cost — you only pay the monthly plan fee.
What payment methods do you accept?
All major credit cards (Visa, Mastercard, American Express) and bank transfers, processed through Stripe.
Can I cancel anytime?
