Property Management for Real Estate Investors
Rental portfolio management in one place — portfolio-wide visibility, tenant and vendor management, maintenance tracking, reporting, and a flat per-property fee that stays predictable as you scale.
Prop Companion for investors, in brief
What is Prop Companion?
Prop Companion is AI-powered property management software for rental owners. Rent collection, tenant screening, leasing, maintenance, vendor work orders and portfolio reporting run from one web dashboard. It is operational software the owner runs — not a management company that takes over the property — and it is based in Dallas, Texas, serving the Dallas–Fort Worth metroplex.
Who is it for?
Real estate investors managing multiple rentals, and independent landlords with a small portfolio. Every property sits in one account with rent, maintenance spend and occupancy rolled up across the portfolio. The owner is the account holder and approves every decision on every door.
What does it cost?
A flat monthly fee per property that does not scale with rent — billed month to month, with no setup fee, no long-term contract and no percentage of collected rent. There are two plans; current prices are on the pricing page, and portfolios above ten units have custom pricing.
Does it collect rent?
Yes. Tenants pay online through their portal and funds route to the owner’s connected account, processed through Stripe by card or US bank transfer. Payment status is visible per property and aggregated across the portfolio.
Does it screen tenants?
It provides a consistent screening workflow on every unit: applicants apply against a listing, the owner reviews them against set criteria and approves or declines, applicants are notified automatically, and documents stay on file — see tenant screening. The decision is always the owner’s.
How does maintenance work?
A tenant describes the problem in plain language. The AI maintenance assistant triages it, gives safe do-it-yourself steps, and — if unresolved — drafts a work order and routes it to an approved vendor. The owner approves the quote and cost, and there is no markup on vendor invoices. One approved vendor pool serves the whole portfolio.
How is it different from traditional property management?
A percentage-based manager charges 8–12% of rent that grows with every rent increase and every unit added, plus leasing and renewal fees at each turnover. Prop Companion is software the investor runs for a flat per-property fee that stays predictable as the portfolio grows. It is operational software and does not promise any particular financial result or return. See the cost comparison.
One operating system for the whole portfolio
Managing three doors is a different problem from managing thirty. Each property adds another set of leases, tenants, rent dates, work orders and vendor invoices — and without one place to see them, the portfolio runs on memory and spreadsheets.
Prop Companion is rental portfolio management software: every property in one account, the operational work automated or standardised, and rent, maintenance and occupancy rolled up so you can see the whole portfolio at once. It is a tool you run — not a manager taking a cut of your rent — priced at a flat fee per property.
Prop Companion is operational software. It helps you run properties efficiently; it does not promise any particular financial result, rent level, occupancy rate or investment return.
What the platform gives you at scale
The same capabilities on every property, visible in one view.
Portfolio visibility
Switch between properties from one dashboard. Rent status, open work orders, lease dates and occupancy are visible per property and aggregated across the portfolio.
Tenant management
Applicants apply against a listing, you screen and approve them, and onboarding, rent and communication run through the tenant portal — consistently on every unit.
Maintenance tracking
Every request tracked from report to completion, with the AI assistant handling first-line diagnosis before a job is opened — so small issues don't turn into portfolio-wide fire drills.
Vendor management
One approved vendor pool for the whole portfolio. Jobs are assigned, quoted, and approved by you; invoices and receipts are stored against the property with no markup added.
Reporting
Rent collected, maintenance spend and occupancy roll up across properties, with a per-property breakdown and a document trail for every invoice and payment.
Cost control
A flat fee per property that doesn't rise with rent, no leasing or renewal fees on the plans, and no markup on repairs — so the operating cost of each door is predictable.
Adding the next door shouldn't double the work
The routine that repeats on every property — screening applicants, collecting rent, triaging maintenance, keeping tenants and vendors updated — is automated or standardised. So the marginal effort of managing the next unit is small, and the portfolio doesn't outgrow one person's attention as quickly.
A flat fee per property, whatever the rent
Percentage-based management costs more with every rent increase and every unit added, and leasing and renewal fees recur at each turnover. A flat per-property fee stays the same — which makes the portfolio's management cost easy to forecast as it grows.
