Everything you need to know about Prop Companion
General
Prop Companion is an AI-powered property management platform for property owners, tenants, and vendors. It covers the full lifecycle: tenant onboarding, rent collection, maintenance requests with AI troubleshooting, vendor work orders, invoicing, and reporting — all in one place.
Prop Companion serves three groups: property owners (owners and investors who manage rentals), tenants (renters who use the tenant portal), and vendors (contractors and service providers who handle maintenance work orders).
Prop Companion operates in the United States and currently serves the Dallas–Fort Worth metroplex. Payments run through Stripe, using cards and US ACH bank transfers. Coverage for a specific property address is confirmed at signup.
For Property Owners
Register as a Property Owner on the Pricing page, choose your plan, and complete payment. Once your account is active, go to Dashboard → Properties → Add Property and fill in the details including photos, rent price, address, and bedrooms/bathrooms.
GO gives you the core platform: tenant management, maintenance requests with AI troubleshooting, work orders, rent collection paid directly to you, and a light management dashboard.
PRO includes everything in GO plus leasing assistance and lead generation, tenant move-in and move-out support, make-ready and turnover help, lease-expiration alerts, visibility on late payments, and the full management dashboard. See the pricing page for a feature-by-feature comparison.

Go to Dashboard → My Tenants. Pending tenant applications show an Approve or Reject button. When approved, the tenant automatically receives a welcome email. When rejected, the tenant receives a rejection notification — no manual emails needed. See our tenant screening guide for landlords for how to evaluate an applicant before you decide.
Go to Dashboard → Payment Settings → Connect Stripe Account. You'll complete Stripe Connect onboarding, which links your bank account. Once connected, rent paid by tenants is automatically routed to your account.
For Tenants
Tenants don't register directly. Browse available rentals, submit an inquiry on a property you're interested in, and if your application is approved by the owner, our team creates your tenant account and emails your login details.
Log into your tenant portal and go to Maintenance → New Request. Describe the issue; the AI assistant analyzes it immediately and offers DIY steps. If it isn't resolved, a work order is created and a vendor is assigned to quote the job.
Go to Dashboard → Payments → Pay Rent. You can pay via ACH bank transfer. Confirmation emails are automatically sent to you, your property owner, and the admin team.
For Vendors
Visit the Register page and choose Register as Vendor. You'll be required to upload your W-9 form, Certificate of Insurance (COI), and optionally a pricing sheet. Your profile will be reviewed and approved by the admin team before you receive work orders.
When a tenant submits a maintenance request that requires a vendor, the admin team reviews it and assigns it to the appropriate vendor based on your vendor type and location. You'll receive an email notification and can view the job in your vendor portal under My Jobs.
Payments
Yes. All payments are processed through Stripe, a PCI-DSS Level 1 compliant payment processor. We never store your card or banking details on our servers. Stripe's industry-leading encryption and fraud detection protect every transaction.
Yes, you can cancel anytime. Go to Dashboard → Subscription → Cancel Plan. Your access will continue until the end of your current billing period. There are no cancellation fees.
Maintenance & AI
When a tenant submits an issue, the AI reads the description, identifies the type (plumbing, electrical, HVAC, and so on) and gives step-by-step DIY solutions instantly, 24/7. If the tenant confirms it's still unresolved, a work order is created and routed for vendor assignment. See how AI property management works for the full flow.
When a vendor submits a quote for a work order, you'll receive an email notification. Log into your owner portal and go to Approvals. You can review the diagnosis and quote, then approve or reject it. If approved, you'll pay the invoice via credit card and a receipt is sent to your email and stored in your dashboard.
